Dear Vacation Rental Home Owner,

I admit it. We’re different. 

No, not in the fact that we do a great job at vacation rental cleaning. Just about every cleaner can do that. Of course we do provide “5-star Hotel Clean” service, but that’s not what this letter is about. 

What we actually want to do is to become your valuable, caring, and reliable cleaning partner. A partner that will assist you in getting more repeat guests and more “Raving-fan” 5-star reviews.

How will we do this?…  

Our cleaning service provides unexpected extras for the guests to make their stay at your vacation rental more pleasantly memorable. These extra’s would be from our service and you if you would like. 

Here are the extras we do for your guests: 

1. Andes mints and a cute note are left on the pillows of the adults’ beds.
2. We leave a thank you card from you expressing your gratitude for your guests’ visit. 

This isn’t just any thank-you card. Your guests will actually take the card home rather than throw it away. 

The reason for this is because it has flower seeds embedded in the biodegradable paper. Your guests can plant your thank-you card, and then up come wildflowers. We will order, pay for, and personalize the card for you.

Our owner’s optional upgrades: 

Actions we can take for you to help encourage booked guests to return and new guests to visit your home:

1. Optional upgrade: If you’d like, we can create a gift certificate for a discount on a future stay. We have some very nice gift certificate templates we will use. There is no charge for this.
   
2. Optional upgrade: At your request, we can buy a restaurant gift card and leave it with the thank-you card that we provide. The gift card would be to a popular, excellent local restaurant, either “First Watch” or “Painted Pony.” These are places that might not be known to your visitors. Price: cost of the gift card, plus $49.
   
3. Optional Upgrade: A fresh flower bouquet with a welcome card from you in the bouquet.

Price: $50 in town or $100 out of town, plus the cost of the flowers. This requires an extra trip to the property. First to clean, then to take the flowers and leave them right before the guests arrive. In town, 24-hour notice is required. Out-of-town vacation rentals: 3 days advance notice is required.

1. Optional upgrade: A “Movie Night” gift basket with popcorn, sodas, and movie-sized candy. Base price of $65 plus $15 per guest. If you tell us to do this before cleaning for the previous guest (left at the home when we clean), there is no delivery charge; otherwise, there is a $50 trip charge in town (second trip situation).

Upgrade to the upgrade: We can also include in the “Movie Night” gift basket, a gift card for pizza to be delivered. Additional $25 plus the cost of the gift card.

Let us know what else we can do for you to help you get raving fan customers, and we will do it. 

Why pay for the owner’s upgrades? 

Let’s imagine that you pay $275 for all the upgrades on a brand new booking. The booking is for four people who stay for three nights. They become raving customers not only because of the “5-Star Hotel” cleaning but also because of the extras you’ve provided. 

They love your home and the extras and book a 3-night return stay next year ($600+ rent). They tell their friends about your home and the unexpected extras, and their friends book a 3-night stay this year ($600+ rent). 

Bottom line: You invest $275+ to make guests raving-fans, and you book $1,200+ in additional stays. This would be a 400%+ return on your investment of $275. 

Of course, this branches out from there until your ROI on the original investment becomes almost infinite. 

Admittedly, I can’t guarantee this, but there is a good chance I’m close to being right.
